TwinCity is becoming a fully electric building

The best proof of an office building’s quality isn’t a certificate on the facade, but a tenant’s decision to stay in the building for the long term. When you add to that an investment that reduces CO₂ emissions to nearly zero, the result is a project that goes beyond the scope of ordinary property management.

This is exactly the kind of story the TwinCity office building in downtown Bratislava is writing today. The building is managed by IAD Real Estate Management and is part of the IAD Investment Real Estate Fund. It is currently undergoing a major modernization of its energy technologies.

A Significant Step Toward Zero-Emissions Operations

An extensive modernization of the building’s technical systems is currently underway at TwinCity. The goal is to completely eliminate the use of natural gas for heating and replace it with a water-to-water heat pump system.

The new solution will provide heating during the winter months and efficient cooling in the summer. At the same time, it will significantly reduce the building’s carbon footprint. Once the project is completed, CO₂ emissions are expected to drop from approximately 191 metric tons per year to virtually zero.

The boreholes required for the heat pumps have already been completed, and work is continuing on the necessary infrastructure. The project is scheduled for completion later this year.

The modernization represents a significant step in the building’s long-term strategy and will contribute to its energy efficiency, environmental sustainability, and competitiveness in the office real estate market.

Long-Term Trust

The building’s energy retrofit is also in line with the tenants’ social goals. One of these tenants is Swiss Re, a company that prioritizes sustainability and eco-friendly solutions worldwide.

At the end of 2015, Swiss Re decided—in part due to this modernization—to extend its lease by 10 years. Swiss Re leases approximately 17,000 square meters of office space at TwinCity B. The decision to continue the lease is a significant endorsement of the building’s quality, its location, and its professional management.

For the building owner and manager, securing a long-term commitment from a renowned international tenant also serves as proof that investments in modernization, operational quality, and sustainable solutions have a tangible impact on the property’s appeal.

Sustainability as a Result of Collaboration Between the City and the Private Sector

The TwinCity modernization is part of a broader initiative by the city of Bratislava, which, in collaboration with the owners and managers of commercial buildings, supports emissions reduction and the energy transition of real estate.

TwinCity is one of the buildings participating in the Bratislava Mayor’s Climate Challenge. Its goal is to encourage owners of large buildings to take specific measures that reduce energy consumption, their carbon footprint, and the overall environmental impact of building operations.

Cooperation between the public and private sectors is particularly important in projects like these. The city creates the space and conditions for implementing sustainable solutions, while building owners and managers invest in technologies that deliver measurable results.
